The property offers a range of both en suite, non-en suite rooms and a premium en suite room in shared flats in 3-5 bed flats so you can live with your friends., to suit all budget types where you will enjoy amenities like 24/7 onsite staff, bike storage, CCTV surveillance and a laundry room.
Your non-en suite room includes a comfy bed, spacious wardrobe plus extra under-bed storage and study station; the bathrooms will be shared by all flatmates and in case of an en suite room, all features remain the same with the exception of a personal bathroom.
Social and fun
Since life is not about all work and no play, rather, it’s about meeting new people and forming new friendships. Therefore, living in a shared flat will give you a sociable environment to thrive in. Its best feature is the communal kitchen and lounge where you can unwind, socialize with flatmates and even cook meals together.

Your booking can be cancelled for free if the Visa application has been denied.
A booking can be cancelled for free if you have failed to obtain the required qualifications to get into your university of choice.
Once you have paid your holding deposit and you have been allocated a room, then should you decide to cancel prior to the start of the license period you will be entitled to a full refund of the Holding Deposit.
If you have paid the holding deposit and signed the license agreement then you will be held to the terms of the license until a replacement licensee is found. If you rebook a room for a subsequent year and your deposit is carried forward, and then you decide to cancel this booking then the deposit will be withheld.
No Visa No Pay, No Place No Pay: For 2021/22 academic year bookings, if you meet any of the conditions below, you will be able to cancel your booking and receive a full refund of your Booking Fee and any paid rent payments.
(a) No Visa No Pay: if you do not get your visa to come and study in the UK, you must send us the visa application rejection letter within 72 hours of receiving it. This policy is valid until 15 September 2021.
b) No Place No Pay: if you fail to gain the required qualifications and is not accepted into the University, you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the university. You must send us the proof documents within 72 hours of receiving them. This policy is valid until 15 September 2021. Please send your request and the supporting official documents to the respective schemes email. Should you fail to provide the necessary information within 72 hours, your Booking Fee will be retained as a cancellation fee.
Once you have paid your Advance Rent and you have been allocated a room, then should you decide to cancel then the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee is non-refundable. If you have paid the Advance Rent and the licence agreement has been accepted by both parties then you will be held to the terms of the licence until a replacement licensee is found.

The University of Bristol is a 15-minute walk and UWE is a 15-minute bus journey with the bus stop located right outside the property. Bristol Temple Meads train station is just 10 minutes’ walk away.

Security and safety
All our residences are staffed 24-hours a day, 7 days a week by trained caretakers or security guards. The management office is open Mon-Fri 9 am to 5 pm.

We provide 24-hour security with CCTV, electronic access control and a member of staff on site. Our residents also have a responsibility for ensuring the site is kept secure and are asked to ensure the accommodation remains safe by not allowing access to non-residents and reporting anything suspicious to staff immediately.
